Home Staging will Help You Sell Your Home


For anyone who has visited Everlastings in downtown Lucknow, you know that the girls there have a knack for not only great floral design but also selecting quality home accents and making them look great! Those products look so great, that you can usually visualize them in your own home, enticing you to buy. Well just as they take great pains to dress the store, owner Tracy Meurs, is now able to dress your home for sale as well.

Tracy is pleased to announce that she is a Canadian Staging Professional?. In July of last year she took an intensive hands-on course addressing all the elements of professional home staging. She is the first in the area to receive this designation, and is one of a network of these professionals across Canada that is changing the way real estate is being sold. Although very new to our area, the service of Home Staging is fast becoming the norm for home sellers in the cities. Home sellers there realize that the market is so competitive that in order to sell, their home has to stand out from the rest. Home staging achieves this and Tracy hopes to open up this area to the concept and prove its worth to even small town home sellers.

What is Home Staging and why is it important?

Basically it comes down to the simple fact that the way we live in our homes and the way we sell our homes are two different things. People decorate to suit their taste and lifestyle. Home staging is about depersonalizing the home and attracting a wide variety of buyers with kicked up curb appeal, fabulous photos and open houses that create excitement.

When you decide to sell your home, you now have to look at your home objectively, thinking of it as not your home but a house, a product that needs to be marketed as such. Tracy  understands that your home is probably the largest single investment you have ever made, and you should be able to receive the biggest possible return on that investment. She will work with you using proven strategies and procedures to make sure that the buyer feels an emotional connection to your home, being able to envision themselves living there and enticing them to buy. It is about sending the message of a well cared for home and eliminating any elements that the buyers could use to chip away at your asking price.

The Canadian Real Estate association estimates that 90% of buyers today, browse the web marketplace first, before they even contact an agent. If the pictures on those listings don’t make a great impression and allow the home to stand out from the rest, the buyer moves on and the potential sale is lost.

Staging involves a 3-step process. The first stage involves Tracy visiting your home and carrying out an extensive evaluation. At the consultation, she will complete a unique Room Ready Handbook for you, including recommendations for how you, as the seller, can improve any trouble areas. Once you have completed any tasks discussed during the consultation (Stage 2), Tracy can then return to “showcase" the home (Stage 3).  This showcasing may involve maximizing curb appeal, moving furniture, packing, creating a good traffic flow and de-personalizing the space, among other things. This is all done within your timeframe and budget.

For many people, the first question is how much, Tracy’s answer, “less than your first price reduction. Everyone knows that the longer a house sits on the market, the more chance it has to sell for less. Tracy will work with you, within your timeframe and budget to maximize the equity in your home so that potential dollars are not lost. She will address focal points, furniture placement, traffic flow and lighting, to create that all important first impression. This first impression will be formed in 20 seconds or less and within 3-6 minutes they will have decided if they can see themselves living in your home.
